Is there zoning in Laurens County that could keep a manufactured home off my land?

Less than you'd find closer to Greenville. Most unincorporated land in Laurens County accepts manufactured homes, and they're a common housing type across the county. Inside the city limits of Laurens or Clinton, the rules tighten up. Three things before you close on the land: septic (a lot of lake lots need a perc test and state septic approval), flood mapping (stretches of shoreline sit in mapped flood zones, which changes foundation requirements), and access (private or shared roads sometimes carry agreements that complicate a home delivery). Can the land and the home go on a single loan?

That's a land-home loan, and yes — lenders we work with write them.
