Manufactured Homes on Your Greenville County Land

Greenville County is the biggest market in the Upstate, and land prices inside the city show it. Most of the homes we deliver here don't land in Greenville proper — they go to the edges of the county. North toward Travelers Rest, Marietta, and Tigerville, where the foothills start. South toward Piedmont, Fork Shoals, and the rural roads past Fountain Inn. That's where the parcels still make sense, and that's where a new double-wide on your own land pencils out.

Our lot is at 405 Conway Black Rd in Spartanburg — northeast of downtown, in the Cannons Campground area — one location, family-owned since 2013, doors open Monday through Saturday. From Greer, plan on about 35 minutes; from downtown Greenville, about 45, most of it interstate. Every quote we write breaks the deal into its own lines — home, transport to your site, setup by licensed installers, each add-on — and nothing gets added between quote and closing. Walk the lot and you can compare single-wide, double-wide, and modular floor plans from Clayton, Cavco, and TruMH, plus a few other factories we trust.

One thing to settle before you buy land: zoning. Much of the residential land inside Greenville city limits doesn't allow manufactured homes — verify your parcel with the city before you buy — and several of the incorporated towns keep tight rules of their own. The unincorporated county is usually the easier conversation. A tract off US 25 above Travelers Rest and a lot inside city limits are two different projects, so get the answer on your specific parcel before money changes hands. Will Greenville County zoning allow a manufactured home on my parcel?

That's a parcel-by-parcel answer, so check before you buy land or a home. Unincorporated Greenville County is generally the friendlier territory; much of the residential land inside Greenville city limits doesn't allow manufactured homes, so verify your parcel with the city first. Two permit notes worth knowing: the moving permit that lets a home travel is issued by the county the home is leaving — Spartanburg County, for homes off our lot — while building, zoning, and setup permits come from Greenville County. Setup itself must be done by installers licensed through SC LLR. We'll walk you through exactly which permits your delivery needs before you sign.
