FeaturedConfigurableManufactured Homes Up I-85 from Greenville, SC
Start with zoning, because around Greenville it decides more than the floor plan does. Inside Greenville city limits, most residential zoning won't take a manufactured home — the city can tell you whether your parcel is an exception. The buyers we set up in this market mostly land in unincorporated Greenville County instead — north toward Travelers Rest, southwest along the Saluda River around Piedmont, or out past the Fountain Inn edges where county land still works. Every parcel gets its own zoning answer, so make that call first and shop homes second.
The homes themselves sit on our one lot at 405 Conway Black Rd, in the Cannons Campground area on Spartanburg's northeast side — about 45 minutes from downtown Greenville up I-85. We've been a family shop since 2013. Single-wides, double-wides, and modular builds share the lot, and Clayton, Cavco, and TruMH are the names you'll see on most of the data plates. Plenty of Greenville folks on Michelin or Prisma Health schedules make it a Saturday trip: walk the homes, then leave with a quote that breaks home, delivery, and setup into separate line items you can hold us to.
Our lot is about 45 minutes from our lot — come walk the homes in person, Mon–Sat 9 to 6.
Greenville runs go down I-85 or US-29 from our Spartanburg lot, then onto county roads. A double-wide arrives as two escorted loads a few minutes apart; we run that side of it, and Greenville County (or the city, inside limits) covers the setup permits for your site. Tight drives near Paris Mountain or narrow roads off US-25 north of town sometimes call for smaller equipment on the last stretch.

Common questions
Who moves the home to my land near Greenville, and what permits does that take?
Our transport crew brings it down from Spartanburg — figure about 45 minutes on I-85 — and SC LLR-licensed installers do the set. The moving permit is Spartanburg County paperwork, because permits to move a home come from the county where it currently sits, and ours sit on our lot. Building, zoning, and setup permits for your site come from Greenville County. Before anything gets signed, we'll walk you through exactly which of those your delivery needs.
Can I put a manufactured home on a lot inside Greenville city limits?
Don't count on it. Much of the city's residential zoning doesn't allow manufactured homes, though rules run district by district — verify that specific parcel with the city before you put money down. A few of the county's smaller municipalities have their own restrictions too. Bring us the tax map number and we'll help you make the calls before you commit.
Where around Greenville can I actually set a manufactured home?
Mostly in unincorporated Greenville County. The Travelers Rest side north of the city, the Piedmont area to the southwest, and the county edges out past Fountain Inn are where our buyers tend to find workable land. The answer can change from one parcel to the next, so get Greenville County's read on yours before you buy. We're glad to look at a listing with you first.
