FeaturedConfigurableManufactured Homes for Greer Buyers on Either Side of the County Line
Greer sits on the seam between Greenville and Spartanburg, strung along Wade Hampton Boulevard and I-85 with the BMW plant and GSP airport in its backyard. All that growth has pushed site-built prices up fast. Putting a manufactured or modular home on your own land is one of the few ways left to own near the I-85 corridor without the site-built price tag. Upstate Home Center has been at this since 2013, still family-owned. One lot, straight numbers.
Here's the wrinkle with Greer: the city crosses the county line. Your parcel might sit in Greenville County or Spartanburg County, and that — not your mailing address — decides who permits and inspects your home's setup. We work with buyers on both sides of that line. Our sales lot is at 405 Conway Black Rd — Spartanburg's northeast side, over by Cannons Campground — about 35 minutes east of Greer. Come by any day but Sunday — we're on the lot from 9am to 6pm.
Our lot is about 35 minutes from our lot — come walk the homes in person, Mon–Sat 9 to 6.
Greer is a straight shot from our lot, mostly I-85 or Highway 29, about 35 minutes. Two halves, two escorted trips, one pad — that's a double-wide delivery. We manage the road side; the parcel's county manages the setup permits. The moving permit itself comes from the county where the home sits before it rolls — Spartanburg County for our deliveries — while setup permits and inspections belong to whichever county your Greer parcel is in, Greenville or Spartanburg. Before anything is signed, we go over exactly which permits your delivery needs. Setup is done by SC-licensed installers.

Common questions
What will transport and setup add to my price if I'm in Greer?
Greer is about 35 minutes from our lot, so the haul is short enough that transport won't dominate your budget — the bigger variables are your site's foundation, utilities, and grading. Your quote lists each cost as its own plain line — home, transport, set — and the total at the bottom is what you actually pay. Nothing shows up later that wasn't on the sheet.
My Greer address says one county, but which one issues my permits?
Two different permits, two different answers. Setup, building, and zoning permits — plus the inspections that come with them — belong to the county where your parcel actually sits, and Greer straddles the Greenville–Spartanburg line, so check the parcel on your county's GIS map rather than trusting the mailing address. The moving permit works differently: South Carolina issues it through the county where the home currently sits, which for our deliveries means Spartanburg County paperwork before the home ever leaves our lot. We walk you through exactly which permits your delivery needs before you sign.
Does Greer allow manufactured homes inside the town itself?
It's tougher in town. City zoning tends to be stricter on manufactured homes than the unincorporated county land around Greer, so many of our Greer buyers end up on parcels north toward Lake Robinson and Lake Cunningham or out the Highway 101 corridor instead. Wherever the parcel is, confirm zoning with whichever government actually covers it — the city inside the limits, the county outside — before any money changes hands.
